While every luxury home building journey is unique in its own way, there are some common stages and procedures that just about every new home builder will go through.

If you’re dreaming about building a beautiful new luxury home, in the following guide we’ll look to answer some of the more common questions you may have about the building journey that lies ahead. (While these FAQ’s serve as a guide, always check with your new homes consultant for specific answers relating to your site.)

Question 1: When does pre-start take place?

Pre-start takes place about halfway through the pre-construction process, once the Preparation of Plans Agreement (PPA) has been signed and the building contracts have been presented. This is one of the most enjoyable phases of the building process, as you get to make all those exciting selections that help complete your one or two storey home design.

Question 2: What are the main stages of the construction phase?

As a rough guide, you can expect the following events to happen in this sequence: your slab is laid, brickwork is completed, the roof frame and cover goes on, windows and doors are installed, electrical and gas components are completed and finishing touches are finalised for handover.

Question 3: What connections are required to my new luxury home?

Our luxury home builders will take care of major connections to your new home. These include your gas run-ins, external water services, sewer connection and external electrical services.

Question 4: What is a site re-peg and unit set-out?

Our decades of experience have taught us not to assume anything, even the accuracy of existing fencing! To make sure your one or two storey house design is built in exactly the right place, a site re-peg and unit set-out involves a Licensed Surveyor making sure that the lot boundaries and proposed footings are accurate.

Question 5: What preparations go into ensuring quality foundations?

From a display home to your new luxury home, quality foundations are vital. We place great emphasis on earthworks to ensure your site is properly prepared for your one or two storey home design. This includes removing (rather than scraping) the first 100mm of soil and an engineer certifying the correct preparation of the sand pad.

Question 6: Do I need to pay for concrete pump hire?

Not necessarily. While some one or two storey house designs may require the use of a concrete pump, your site may be easily accessible by a concrete truck, in which case you won’t be charged for the hire of a concrete pump.
