Project Overview

Led by Senior Development Consultant Adrian Johnson, this West Leederville site—formerly used for metalworks and glassworks—was originally purchased by the client with plans for a high-rise apartment complex. However, after assessing the costs and market conditions, it became clear that such a development was financially unviable and unlikely to gain support from the local community. Summit Developments worked with the client to reimagine the project, creating a scheme for 11 contemporary townhouses.

This approach not only aligned with the surrounding residents’ expectations but also significantly de-risked the development. By reducing upfront costs and lowering financial outlay, the townhouse solution provided a more viable, economical, and ultimately successful outcome.

 

 

Project Challenges

The site presented several complexities that required creative and practical solutions. Its irregular shape and tight location, surrounded by established homes, required a sensitive design approach to ensure the new dwellings integrated seamlessly into the neighbourhood. Sewerage also posed an engineering challenge, as the existing system sat lower than the surrounding properties, requiring a pumping station to be installed. In addition, restricted access into and around the block meant careful staging and close coordination with council was essential to keep the project moving.

 

Drawing on extensive experience, Summit Developments was able to resolve these challenges with a design and construction strategy that balanced functionality, compliance, and neighbour considerations.

 

Design & Construction Approach

To deliver the project efficiently and maximise market potential, the townhouses were completed in two stages. This staged approach eased construction logistics by improving site access for materials while also allowing homes to be released to the market gradually. As property values in the area rose, this strategy ensured sales could keep pace with increasing demand and capitalise on a strengthening market.

 

The townhouses were designed as three-bedroom, two-bathroom residences with generous northern-facing balconies to capture natural light and enhance the living experience. Each home was carefully positioned to balance privacy, functionality, and streetscape appeal, ensuring the development complemented the surrounding residential area.

 

Market Outcome

Sales performance was exceptional, with both initial prices and subsequent resales achieving close to double the original projections. The client was so impressed with the quality and long-term value of the project that they chose to retain three of the homes personally.
