Summit Modular is proud to be a nominated residential builder for the Aspen Group, delivering turnkey housing solutions across their lifestyle village communities in Western Australia. As part of this partnership, Summit oversees the entire process — from design and approvals through to documentation, construction, and installation — ensuring a seamless, reliable delivery of modular homes.

Drawing on Aspen’s extensive national experience in lifestyle communities and Summit Modular’s expertise in the WA market, the teams have collaborated to develop a suite of home designs and specifications purpose-built for Aspen’s Lifestyle Villages.

Project Overview and Scope

At Meadowbrook Over 55’s Lifestyle Village in Boyanup, Summit Modular is delivering a large-scale modular housing program that demonstrates the efficiency, quality, and flexibility of this construction method. Homes are completed on time, to a high standard, and with minimal disruption to existing residents.

Stage 1 of the Meadowbrook development comprises 93 homes, with Summit Modular delivering 59. To date, 20 homes have been completed, with the remainder either under construction or scheduled as part of the agreed program. Stage 2 planning is already underway.

Building on this momentum, Summit Modular has also commenced work at Aspen’s Sierra Village in Wundowie. The first 6 homes are scheduled for installation in October, with another six progressing through approvals. Once the Sierra Village estate is complete, Summit Modular is expected to deliver 150 of these homes.

  • Design Innovation: A new cladding profile, MasterWall with textured render, was introduced to complement fibre cement boards, adding architectural depth and contrast to the villages.
  • Scalable Program: With close to 60 homes underway at Meadowbrook, Summit Modular’s partnership with Aspen demonstrates the scalability and efficiency of modular housing in lifestyle villages.

By offering fixed construction timeframes, Summit Modular gives Aspen the confidence to plan sales and resident move-ins with certainty — a major advantage in today’s market. In regional areas like Boyanup, where housing shortages are common, modular construction delivers high-quality homes significantly faster than traditional methods.
