When Kelly and Adrian first approached Summit Renovations, their main goal was simple: more space for their family of five. Their Kingsley home, a four-bedroom, two-bathroom Federation-style house built in the 1990s, sat on a reasonably sized block. While the ground floor offered a generous layout for the kids to play inside and out, the family needed a practical solution to expand without sacrificing the outdoor space they loved.

Led by Senior Designer Charlie Haddad, building upwards was determined to be the most effective solution, allowing the family to gain additional living areas while preserving the functionality of the ground floor.

Design Approach

The goal was to create a two-story addition that respected the home’s original Federation character. Key elements like exposed rafters, gable details, and traditional window treatments were incorporated to ensure the new addition felt cohesive with the existing home.

Family-focused design:

  • A spacious master bedroom with ensuite and walk-in robe
  • A multi-purpose room at the top of the stairs
  • A study nook designed for homework and home office use
  • Thoughtful storage solutions integrated into the stairwell

We also reimagined the downstairs layout: a previously underused formal lounge and dining area was transformed into a functional study area, ensuring the ground floor remained practical for the family’s everyday life.

Modular Construction

The second storey for this home was executed using modular construction, a method chosen for its minimal disruption to the family.

  • The new addition was built offsite in Canning Vale before being craned into place
  • Family life continued almost uninterrupted during construction
  • Modular building allowed for precise engineering and reduced onsite disturbance, making the transition smooth and stress-free

The renovation added substantial value to the home. By increasing the number of bedrooms, bathrooms, and living areas, Kelly and Adrian not only gained the space they needed but also enhanced the property’s market appeal.
