Step by step

Journey from start to finish

Rarely will you feel nervous and excited at the same time. But that’s exactly what most people will feel when they are about to build a new home.

Excited to build their dream home. To have a kitchen you could only find in magazines and a master bedroom that will become your own private sanctuary.

Nervous because this is the largest project you will ever undertake. To build a house that your family will call home for many years to come. Where lifetime memories will be made and cherished.

So, what can you expect? What do you need to know now to avoid panic and frustration before it’s too late? To ensure you look back on the building process fondly.

At Summit Homes we have been building family homes for 40 years’, so its fair to say we know what lies ahead. There is a lot that happens on the build site and even more behind the scenes.

We have broken down the building process into nine steps which will help you take your dream home from an idea and turn it into a reality.

The Summit building process

1. Browse home designs

There are so many options when deciding to build a home.

Take some time to get familiar with the new home designs out there and evaluate each on its benefits, disadvantages and whether the design suits your needs now, and for the future.

2. Find your land

If you don’t already have a block, make sure you do some research on where you want to live.

Easy access to shops, education centres, hospitals and transport hubs are some things you may want to consider. Don’t forget to check with your list of preferred builders (more on this in the next step) to see what house & land packages they have available.

3. Choose your builder

We recommend making a short list of preferred builders before inviting each of them to quote on your new home. To make your preferred list, get recommendations from friends, look for well-known quality builders that are around for the long haul and have a history of building excellence.

Don’t forget to compare their various promotions and offers, inclusions & specifications, and warranties too.

4. Review quotes

Invite your builders to quote on your home. Each builder should be able to provide clear and detailed plans that outline costing’s for each aspect of your home, including costs for any changes you decide to make to your chosen home design.

We would also recommend asking for Site costs to be listed separately – its a common place for additional costs to be hidden. At Summit Homes, our fixed site costs are clear so you know what you’re paying for.

5. Finance

Now that you know how much your new home & land (if applicable) will cost, apply for a home loan or arrrange your finances. You will need to be pre-approved for finance prior to signing the contract with your builder.

6. Sign the contract

Once you have agreed to costs and have finance in place, you are ready to sign the building contracts. Always make sure that you read the contract in full and feel confident and comfortable prior to signing.

7. Pre-start meeting

The pre-start meeting is usually the first stage of the construction process and is where you make the final decisions on the fixtures and finshes in your home. At Summit Homes, you can visit the Style Studio ahead of this meeting to help make the decision easier. You also have the option of a complimentary interior design consultation, if you wish.

8. Construction

Now that the plans for your future dream home are finalised the construction phase can start. The average build time for a single storey home varies at the moment due to effects of shortage in materials and trades caused by the COVID-19 Pandemic. Your Construction Supervisor will keep you as up-to-date as they can throughout the build of schedules.

 

9. Handover

 

  • Once the construction phase is completed, there are a series of quality checks to ensure that your home is completed to a high standard. Following this, you will receive a certificate of inspection, a maintenance service – Summit Homes offers 6 months as standard – a 25 Year Lifetime Structural Guarantee and the keys to your dream home.
