9 core components of site works

To create any home, townhouse, development, apartment or duplex, site works are an integral component to their construction journey.

If you are about to embark on a development and are unsure exactly what site works entail, Summit’s development specialists have outlined and explained each of the steps involved:


This is where the ground is levelled and compacted to prepare for the pouring of the concrete slab.

This first stage can include a site scrape to remove debris, organic matter and tree roots; removing the first 100mm of soil, as well as disposing and removing surplus soil.

The sand pad is also prepared at this stage. Once this is done, it needs to be machine compacted and certified by an engineer to make sure it has correctly been prepared for construction.

Soak wells and stormwater

Due to their heavy weights, these are installed via a small crane or mini digger. The size and amount of soak wells needed is dependent on the roof and paving areas, which is why this needs to be calculated by a structural engineer.

Site re-peg and unit set-out

This step involves a licensed surveyor reconfirming the lot boundaries to accurately determine the location of the proposed slab / footings.

Installation of retaining walls

When the site has a slope and the builder is doing a ‘cut and fill’ to level the building area, and it becomes necessary to prevent sand from resting on a boundary fence when filling, or when excavating material away from the base of a fence when cutting the site.

Water Connections and Runs

This is the connection of external water to internal water from the water meter to the proposed dwelling.

Other connections

Electrical connections and runs (including temporary power connections), sewer and gas connections, NBN conduits, telephone provisions are made.

Access tracks 

A limestone access track of crushed limestone aggregates is created for vehicle access, which is used as a base for brick paving.


This is a brick paved or concrete transition from the kerb to the front lot boundary.


Brick paving is installed to the driveway, alfresco area and courtyard.
