This irregular, kite shaped development site was presented to Summit Developments for tender and although it proved challenging, the team were up for the challenge.

Collaboratively using their skills and experience in medium density unit developments, the team formulated and constructed a desirable unit development outcome in spite of the inherent hurdles.

In addition to the irregular shape, a significant diagonal rise over the land of almost four metres was present, necessitating significant retaining and terracing between dwellings.

This meant limited access for construction, something Summit had to consider in the formation of the development outcome.

To overcome some of these limitations, a two storey dwelling was incorporated to the rear of the development proposal, as well as angled boundary walls with irregular roof lines employed to maximise space and utilise every inch of the development site, which became immediately clear, was at a premium.

The resulting development consists of two, three bedroom, two bathroom, single storey dwellings, with one three bedroom, two bathroom two storey dwelling occupying the rear.

Rendered front elevations with contrasting modern colours and weatherboard to the upper storey of the rear unit gives the development a modern aesthetic appeal.
