Modular & Tiny

Thinking about building something off-site but not quite sure if a Tiny Home or a Modular Home is right for you? Don’t worry—you’re not alone! At Summit Homes, we offer both options, and while they share a lot of the same quality features, they’re built for very different lifestyles and needs.

Here’s a simple breakdown to help you decide which one’s the better fit.

What’s a Tiny Home?

Tiny Homes are all about compact, clever living. Think one to three bedrooms, smart layouts, stylish finishes, and everything you need without the extra space you might not use.

They’re perfect if you’re:

  • Downsizing
  • Wanting a holiday home
  • Creating an Airbnb or rental unit

Built locally in WA with TRUECORE® steel from our own BackBone Steel factory, our Tiny Homes are fully prefabricated off-site. This means faster build times — completed in just 16 weeks from slab delivery — and minimal disruption to your land.

These homes are built in the one chassis and transported to site for installation and connection to services.

What’s a Modular Home?

Modular Homes are the bigger sibling in our off-site build family. They come in a variety of sizes—often with three or four bedrooms—and are ideal for families, investors, or people building in regional or lifestyle village settings.

Built in WA with TRUECORE® steel from our BackBone Steel factory, our homes are prefabricated off-site and ready in just 16 weeks from slab delivery. Constructed in two modules at our Canning Vale facility, they’re transported and connected on site with precision — giving you more space, design flexibility, and a fast, efficient build.
