Why Site Costs Vary

  • Location & distance from our factory – Check if your property is within our modular delivery catchment using our downloadable delivery map. If you’re slightly outside, contact us — we may still be able to deliver.
  • Site access – Sufficient access for escort vehicles, delivery trucks, and cranes is essential for safe transport and installation.
  • Method of delivery (jacks or crane)
  • Block characteristics – Slope, soil type, or retaining requirements may affect the foundations or footings.
  • Service connections – Costs for connecting electricity, water, sewer, gas, and telecommunications vary depending on site conditions.
  • Council regulations – Each local council has its own planning and building approval process for modular homes.
  • Transport logistics & permits – Some designs require wide-load or oversize transport permits, depending on the route and delivery location.

Pricing of the design purely covers the home itself. Explore our range of 1–3-bedroom designs.

Prepare a Set of Sited Plans

This includes recommended footing details. These plans are then used to send to our trades and transport providers to obtain quotes.

Detailed Estimate and Contract

Once assessments are complete, we provide a clear breakdown of your site and delivery costs, including any optional extras.

Site Route Analysis

Our team reviews the transport route from our factory to your block to ensure safe and efficient delivery.

Council Review

We identify any council-specific requirements early, obtain necessary permits and approvals, and prevent unexpected delays or costs later in the process.

Understanding Costs

The base design price covers only the modular home itself. All site works, slab or footings, delivery, and optional extras are determined after your site assessment.
  1. Base Design Price: Standard modular home design from our website, including all internal finishes, fixtures, and inclusions.
  2. Required Additional Costs: Site inspection and route analysis, slab for the tiny home, footings, tree removal (if necessary), delivery and crane and service connections (power, water, sewer, gas, telecommunications).
  3. Optional Extras: Decking, landscaping, driveways, carports, alfresco (Note: Blackwood, Frankland, Avon and Oakover designs include alfresco in the base price; Riverstone does not) and additional site features.

All required site-specific costs are confirmed after your formal site assessment and route analysis.

Navigating Council Approvals

Each local council has its own planning and building regulations for modular homes. Our experienced team works with you to identify requirements early and guide you through every stage of the process, from planning submissions to building permits, ensuring your home meets all local standards before delivery.

From Factory to Foundation

Once approvals are finalised, your modular home is transported from our factory to your site in two pre-built modules. Installation typically takes just a few days, depending on access and site complexity.
