Project Background

A repeat client of Senior Development Consultant Ewan McConnell first engaged Summit Developments in 2018 with double-storey homes on the Busselton foreshore. Since then, Summit Developments has completed four projects, delivering a total of 15 units and homes.

For this latest project, the client returned with a site in Dianella positioned next to another property they already owned. By acquiring the neighbouring block, Summit Developments was able to assist with realigning the boundaries to maximise the overall yield across both properties. The project is being staged, with plans for a further three units on the adjoining corner block once the existing home is demolished.

Location and Design

Dianella was chosen for its strong potential for capital growth and rental yield. The duplex design was carefully planned to suit the rental market, with generously sized living areas and kitchens that flow seamlessly to outdoor spaces. The layouts were oriented to capture northern light, enhancing natural warmth and liveability, while room proportions were designed to meet the expectations of modern tenants.

Planning and Construction

A key planning challenge was meeting the acoustic requirements set by the local shire. This meant design modifications to the front unit and acoustic engineer upgrades to both homes to ensure compliance. The construction stage also presented challenges due to the site’s location on a busy road, which was managed effectively by engaging professional traffic management to maintain safety and efficiency.

Project Outcome

The two duplex units were completed on schedule and to a high standard. Each home is now valued to rent at approximately $850 per week, providing an excellent rental yield. The client is extremely pleased with the quality of the finished product and intends to hold the homes as a long-term investment, with additional stages of development planned for the adjoining site.
