Project Overview
Located in the south-eastern suburb of Hilbert, this project marks a significant milestone for Summit Developments and the wider Summit Homes Group.
Set on a compact site of approximately 860sqm the development demonstrates what’s possible through innovative planning, efficient design, and Modern Methods of Construction (MMC), achieving both quality and speed of delivery.

Key Goals
The build showcases Summit’s fully framed construction capability using steel framing, fabricated through Summit’s own steel manufacturing facility at Backbone Steel in Myaree. The project leveraged Summit’s vertically integrated model, with directly employed and highly skilled trade team completing the majority of the build, from framing and cladding through to internal linings.
Efficient Delivery Through Modern Construction
The project’s standout achievement is its delivery timeframe of just eight months from commencement to completion. This rapid build was made possible through the use of Modern Methods of Construction, including steel framing fabricated in-house to precise specification and lightweight cladding systems supplied in partnership with HVG, featuring Linea™ Groove and Stratum™ Horizontal for a contemporary façade.
While traditional double brick townhouse construction typically takes around 18 months, this fully framed approach has halved the build time without compromising on quality, aesthetics, or compliance.

Design & Density Efficiency
Despite the compact 120sqm lots, the design team delivered two-bedroom, two-storey townhouses ideally suited to Perth’s growing build-to-rent market. The zoning allowed for seven townhouses on approximately 860sqm of usable area, maximising yield and demonstrating strong development efficiency for the client. Each home delivers a considered internal layout that balances liveability with affordability, providing a high-quality rental product that meets both market and developer needs.
Key Learnings
Several valuable learnings emerged throughout the project. Developing compliant and effective systems for fire-rated boundary walls was a key technical challenge. Careful consideration was needed for running plumbing and electrical services through the framed second-storey flooring systems, which has informed refined detailing for future builds. These lessons have already been applied to upcoming framed townhouse and single-storey projects, enhancing design and construction efficiency.

The Outcome
This project showcases Summit’s growing capability in Modern Methods of Construction and demonstrates how vertical integration, from steel frame production to in-house trades, enables faster, more affordable, and higher-quality housing solutions.
