Stamp Duty Exemption for First Home Buyers

If you’re a first home buyer in WA, you’re in luck. The WA Government has increased the stamp duty exemption threshold for land from $300,000 to $350,000.
That means if you’re purchasing land up to this value, you’ll pay zero stamp duty—saving you up to $7,000.
If the land value is between $400,000 and $450,000, you’ll still get a reduced stamp duty rate.

What is Stamp Duty?

Stamp duty is a government tax based on the market value of the property you’re purchasing, added on top of the purchase price. It can be a significant cost, but the good news is, there are ways to reduce it or even avoid it completely—especially for first home buyers.

How to Reduce Stamp Duty?

  • If you’re building, you’ll only pay stamp duty on the land, not the full property value.
  • First home buyers pay zero stamp duty on land up to $350,000 and on homes up to $500,000.
  • Take advantage of government grants and concessions, learn more here.

Additional Benefits for First Home Buyers:

  • No stamp duty on land up to $350,000.
  • No stamp duty on homes up to $500,000.
  • Reduced rates for homes priced between $600,000 and $700,000.
Remember to factor in stamp duty when budgeting for your new home, and make sure to pay it on time to avoid any penalties.
