Construction Process

From the point of council approval, we aim to complete your Tiny Home within 16 weeks. This timeframe includes onsite installation, transportation, and integration of additional features like alfresco areas or carports. Depending on specific requirements, onsite completion may take an additional 3-4 weeks, accounting for the complexities involved in tailoring your Tiny Home to meet your needs. Through these measures, we strive to deliver not only efficient and durable homes but also to contribute positively to our environment by minimising waste at every stage of construction.

Site/Route analysis to determine suitability

Site and route analysis is conducted to assess whether the location and path access is appropriate or viable for the Tiny Home to be delivered.

Select Design

Select a design and layout that best suits your preferences and needs from Summit’s range of Tiny Home models.

Obtain site reports to determine location on the block and the footing detail

This involves acquiring detailed information about the specific location within the block where the Tiny Home will be placed, as well as gathering details about the required footing for construction.

Prepare quotation and contract

This is the formal document that outlines the cost estimate for the Tiny Home purchase and establishes the terms and conditions of the agreement.

Obtain local government approvals

At this stage you would obtain necessary permits and approvals from the local government and relevant authorities to proceed with the placement of the Tiny Home.

Order materials and slab

Summit Tiny Homes then places orders for all required materials and arranges for the preparation of the concrete slab foundation on which the Tiny Home will be placed. This takes place at our Canning Vale site.

Slab down at Canning Vale – Team to put together steel framing

The concrete slab is laid down at our Canning Vale factory, and the team at Backbone steel begins assembling the steel framing structure of the Tiny Home.

Steel framing installed – house walls / interiors built

Following the assembly of the steel framing, the exterior and interior walls of the Tiny Home are constructed, forming the basic structure of the house.

Finishes & selections completed

This step involves completing all finishing touches and adding your selections for the Tiny Home.

Transported to site

Once construction is complete, the Tiny Home is transported to your site where it will be installed.

Installation and connection of services, finishing touches such as alfresco, landscaping, fencing etc.*- extras

The final steps include connecting services including electricity, water, and sewage. If you have selected additional features like outdoor areas (alfresco), landscaping, and fencing, these will be completed at this stage prior to handover.

Minimising waste at every stage of construction

When constructing and delivering Tiny Homes, we prioritise minimising waste and environmental impact through several key practices.

To begin with, we actively recycle materials to reduce our ecological footprint. Currently, we recycle approximately 1.6 tonnes of steel every 3 weeks, along with cardboard and plasterboard. Any surplus materials are carefully stored and reused for future projects, ensuring minimal wastage throughout our construction process.

Our commitment to sustainability extends to the selection of building materials. Summit Tiny homes can feature components such as solar panels and Weathertex cladding (at additional cost), which enhance energy efficiency and reduce environmental impact. Additionally, our structures are crafted using Backbone Steel Framing, owned by Summit Homes Group, a sustainable choice that supports durability and eco-friendly construction practices.

We use external shutters on the Tiny Homes for energy efficiency. We worked with our energy certifier when designing the Tiny Homes to ensure these are being designed with efficiency. Another product we use is Master Wall which is insulated panels that have a texture render applied. This adds to the R-value of the walls to improve energy efficiency. This also provides another option for an external finish for Modular construction.
