How do house and land packages work?

House and land packages bundle the cost of building a new home and the land it’s built on into one purchase. Our Consultants access exclusive land, and find the perfect design to fit the requirements of the lot. If there is a design better suited to your lifestyle, the rep will make adjustments to ensure that you have the perfect design. The package includes the price of land, siteworks and construction of your new home, which has many benefits including stamp duty concessions, upfront transparent pricing, access to exclusive land and a streamlined building process.

How do they differ from buying land and building separately?

Buying a house and land package allows you to have a clearer idea of the cost of your home. When purchasing a block of land first, there is the potential that the cost of the build may exceed your budget. House and land packages are a great option for budget conscious or first home buyers as you have greater confidence in the cost and your ability to finance the home.

What are the main benefits of a house and land package?

As a reputable builder, Summit Homes has access to exclusive land from the top developers in Perth and can help secure blocks off-market before they are publicly advertised. This makes it easier for clients to secure land compared to only looking at blocks that are publicly listed.

In addition to this, purchasing a house and land package allows you to see the cost of your build up front. Compared to purchasing land and then looking for a builder in your price range.

Do you pay stamp duty on house and land packages?

When you purchase a house and land package you only pay stamp duty on the land, not on the house. This can be significantly more affordable than purchasing an established home, where you pay stamp duty on the value of the entire property.

What exactly is a house and land package?

A house and land package is when you purchase a block of land through a specific builder. When you purchase the block you also select a home design through that builder, which is calculated into a total pricing package.

How much will a house and land package cost?

The price of a house and land package will vary, dependent on the area you are buying in, the land size, the builder and the home design. A house and land package doesn’t cost more than buying land separately before building, but it does give you an overall price package.

What is the building process look like with a house and land package?

  1. Preliminary Contract – Once a package has been chosen, the builder prepares a preliminary contract (this can take up to 6 weeks)
  2. Land Titling – The client then waits for the land title to be issued (if the land is not already titled, the wait is currently 5-6 months minimum)
  3. Build Contract – Once the land is titled, the builder issues the build contract with final pricing for signing
  4. Pre-start Consultation – The build then moves into pre-start consultation between the builder and the client
  5. Scheduling – Followed by scheduling where the builder outlines the timeline for the build
  6. Site works begin – The slab is poured and construction begins
  7. Lock-up – Lock-up takes place and final fittings and interiors are completed
  8. Handover – The client receives keys to their new home
  9. Maintenance and 25 warranty period begins

Can I customise my home design with a house and land package?

Summit clients can customise their home designs with a range of specifications. When purchasing a house and land package our available customisations still apply.

How much will I need for a deposit on a house and land package?

The deposit required for a house and land package will depend on your borrowing capacity and your finance approval. For a $500,000 package, Summit Homes charges an upfront fee of $5,000 and the rest of the package can be financed through a lender.
