Two-storey addition in Duncraig by Summit Renovations: Case Study
Summit Renovations recently completed an inspiring project in Duncraig, transforming the home of Steve and Zarin with a modular second-storey addition.
Installed seamlessly, the addition arrived on-site as a modular pod and was integrated into the existing structure in under half an hour.
The innovative modular construction technique allowed for minimal disruption and swift installation, enhancing the home in just one day.
Steve said, “We are glad we did not have to try and find a rental or hit the Airbnb market.”
The modular pod is constructed from Back Bone steel frames and typically includes insulated wall panels with R2 insulation for the walls and R1 insulation for the ceiling. Acoustic matting is installed beneath the pod’s flooring.
Following installation, tradesmen spend the remainder of the day securing the pod. Subsequently, it takes an additional six to eight weeks to complete plumbing connections, roof tiling, and other finishing touches.
This approach not only expanded the home by 67sqm but also created a parent’s retreat complete with a master bedroom, ensuite, lounge room, and kitchenette. The family appreciated the solution for providing each of the four daughters their own room without needing to move.
The entire process, from design to approvals and construction, spanned 11 months and cost $357,000.
Summit Renovations’ General Manager, Adrian Sutton, highlighted the collaborative effort in customising the design and navigating the approvals process, showcasing Summit’s commitment to delivering exceptional home improvements through efficient and innovative modular construction techniques.
Mr Sutton explained that the process commenced with a design consultant who assisted in creating a customised addition tailored to both the existing home and the preferences of the client. Subsequently, there was a 60 to 90-day period for approvals from the local council, followed by an additional two weeks to obtain the building permit. The pods were constructed at Summit’s Canning Vale factory over a span of four months before being transported, attached, and securely installed on-site.
